  • Access

    A couple days before your arrival we will send you our Wifi, Address and Punch Code.

    TO UNLOCK: Wave hand over keypad to see numbers light up. Enter code and hit the check mark.

    TO LOCK: Pull door firmly behind you. Wave hand over keypad to see numbers light up. Hit the check and confirm the lock has engaged.

    We do have a Ring doorbell and Alarm system as well as exrerior cameras for security and safety.

    Please secure all doors and windows when you leave the property.

    ADDITIONAL GUESTS: Reservations are based on an occupancy of 1-6 guests. Rates increase after 2 guests. Please no outside guests or visitors who are not part of the reservation.

  • Wood Stove

    CAUTION: All areas of the wood stove get hot during use. Please do not touch any part with bare hands while in use. Please be cautious of sparks or coals getting outside the stove, especially when reloading.

    WOOD: We kindly supply wood. But please restock any wood used from the shelves with wood from the woodshed. There is a canvas tote for this use. If you use a lot of kindling or starter sticks the Good Grocer sells more. We would be grateful for replenishing.

    TOOLS: Behind the stove there are 2 buckets. On the left contains starter materials and fire tools. Kindling and heat resistant gloves are in the basket in the front. On the right is a ash bin for any cooled ashes or debris.

    TO USE: There is a wooden handle that is universal to open the door and adjust the damper.

    When starting make sure the handle along the bottom front is paged all the way to the left. This allows more air in.

    We find cracking a living room exterior window helps create a draft up the chimney as you’re lighting the fire. Once it gets going shut the glass stove door. Then close the window.

    Stack wood large on bottom with kindling on top. Usually 2 modest logs side by side on bottom, smaller piece diagonally (the stove is not deep) and then add 1 starter stick and or dryer lint with 2-4 pieces of kindling on top. When starting it’s best to keep the glass door 2/3 closed.

    *Cardboard we find makes it very smokey, But I keep some accessible for the outdoor fire pit

    Once it gets started close the door. in about 15 minutes you should page the damper handle to the right. This controls the amount of air circulating and will make the fire last longer.

    Add a piece of wood as needed about every hour.Once things burn down spread the coals and add another log. We find the gloves and silver rake useful for this.

    ENJOY.

    SAFETY: We keep a fire blanket with instructions and another in the cabinet under the microwave.

    We have 3 fire extinguishers, one behind the wood stove, one near the back door and a third in the kitchen. T

    The smoke detectors in the living room and baby loft are connected. The smoke detector in the big loft has a listening sensor that is connected to the RING alarm system that will contact the fire department.

    If you set off the alarm please contact us immediately.

  • HEATING + COOLING

    The house has two zones. One in the dining area and one in the living room.

    HEAT: We have nest smart thermostats that control the baseboard heating.

    COOL: There are 2 A/C mini-splits for cooling with remote controls. One remote near the linen closet. The other near the door to the basement.

    BLINDS: Because we have a loI of south facing windows it can get quiet warm for a few hours in the afternoon. Pulling the shades down during this time will help keep it cooler. Please just open and close the blinds slowly and gently.

    WINDOWS: During the summer nights opening the windows creates a lovely cross breeze. Please just keep them closed in rain or if you are leaving the house.

    HOT WATER: In colder months the hot water may take some time to get to the faucet. Please be patient.

  • COFFEE + MORE

    The house is stocked with coffee tea, sweeteners and milk. We also have basic spices and condiments for cooking. Please restock or relay if you use the last of something.

    ESPRESSO MAKER: Water carafe is located at back, add water as needed. Capsules are in drawer below. Place coffee cup in front. Slide gold door back and add capsule. Hit either cup icon-they will flash. When they are done flashing hit the large or small cup icon.

    MILK FROTHER + HEATER: Add only enough milk to cover spring. Do not over fill. Cover and hit button. When finished please rinse and clean, do not submerge in water.

    FRENCH PRESS: Tea kettle available for boiling water. Coffee grounds are kept in glass container in cabinet. Use gold scoop and add 4 scoops. Poor boiling water over grounds. Add lid. Do not push stopper down. Wait 7-9 minutes and push stopper down. Enjoy. Please empty grounds into garbage when done and try to limit the amount goin down the drain. Please clean when finished.

  • FIRE PIT + GRILL

    We have seven piece Adirondack chair set up on the hill side for you to enjoy a fire at sunset or by moonlight.

    MATERIALS: There is wood and a wax cloth satchel with a poker stick in the white wood shed (Please return when done.) We have metal enamel cups just for outdoor use. There are retractable toaster sticks and starting materials in the bucket behind the interior wood stove (Please clean and return when finished.)

    SOLOSTOVE: Please remove cover and metal lid and set aside. There is a fire pit surround great for holding cups. Please disperse logs/coals and put the fire out and replace metal top before retiring. When fire pit has completely cooled please secure nylon cover.

    OUTDOOR BLANKETS: In the guest room bench there are Mexican cotton blankets for you to add to another layer of cozy to your fire experience. If the blankets get dirty, please wash or put near the laundry. Return any other blankets to bench please.

    GRILL: During the summer months we will have a 2 burner propane grill on the side deck. We have grill utensils in the cabinet under the grill. Please wash and return to tools box after use. LIGHTING INSTRUCTIONS: 1.Remove Cover 2.Open lid during lighting. 3.Turn ON gas valve on tank. 4. Push and turn any main burner control knob to “HI” and hold in. You will hear a clicking sound from the electrodes of all burners. 5. If ignition does NOT occur in 5 seconds, turn the burner control knob OFF, wait 5 minutes, and repeat the lighting procedure. AFTER USE: Please make sure all burners are shut off and once completely cooled please secure nylon cover with velcro tabs.

  • OUTDOOR AREAS

    We have 3 decks for your use during your stay. The front deck is the main entrance and has a shovel, and salt (inside the bench) During the winter months as needed during snowy getaways. We do have snow removal service-but only when there is 3” or more inches of snow.

    The side deck has a dining table and during the summer months a propane grill. The back deck is great for more privacy to lounge, have a cocktail and take in a sunset. If using the stools please stack and put back-the wind can be quite strong and can cause furniture to act as tumbleweeds.

    We do store much of our outdoor furniture and grill during the winter months.

    There are 2 orange safety vest in the closet for guest use if you want to wear if going for a walk for higher visibility and or safety. There is hunting season during the fall.

    ANIMALS: The hill the cabin resides is called “Pole Cat Hill” and earns its name as we have had the joy of viewing a variety of wild life including turkeys, deer and a menagerie of other sightings. We have had active porcupines on the property and often hear coyotes in the area.

    PLEASE DO NOT LEAVE GARBAGE OUTSIDE. It can attract bears and other animals.

    These are the reasons we went with a NO PET POLICY. For the safety of peoples dogs. If you do have a Service Animal please reach out so we can help accommodate.

    WATERSHED: We are located in the protected New York Watershed. It supplies water to Downstate. Please be mindful and clean up after yourself while enjoying the outdoors.

  • GARBAGE

    GARBAGE: The main garbage is in the kitchen. There are separate bins in each sleeping area and under the sink in the bathroom.

    RECYCLING: The second bin in the kitchen is for mixed plastic metal and glass recycling. Our waste transfer station only takes plastics 1 , 2, and 3.

    CARDBOARD: Please separate corrugated cardboard from other paper stock and cardboard. The waist transfer station recycles them separately. Or please use the paper stock and thinner cardboard for fire starting.

    CHECK OUT: Please leave garbage in bins. Our cleaners will take care of it. If you have maxed out the garbage during your stay, reach out to me via the airbnb message center and I will explain access to the garage.

  • Safety + First Aid

    FIRE SAFETY: There are 3 Fire Extinguishers in cabin. One in the kitchen on the shelf at the end of the counter. 2 near the woodstove; one in the bucket on the left side behind the stove and another on the window sill near the back door.

    ALARMS: There are smoke detectors and carbon monoxide detectors through out the cabin. We have a ring alarm monitoring system-IF the smoke alarms go off and we do not contact Ring security local First Responders will be sent out. So please be in touch immediately if you accidentally trigger an alarm.

    FiRST AID: We have a first aid kit and variety of over the counter pain meds in the hall closet. We also have sunscreen for personal use-if you forgot yours. Please replace or relay if you use the last of something. For people who menstruate; Surprises happen. We do have sanitary products in the moon phase container under the sink.

    TICKS: Unfortunately there are ticks in the area. So please dress and use precaution appropriately when hiking outdoors. We have bug spray for personal use during your stay. Give yourself a head to toe check over when returning from outside before or after bathing. We have tweezers and tick remover tools if needed. Please sanitize with alcohol after use.

  • LAUNDRY

    WASHER + DRYER: Are located in the basement. The washer is top loading so detergent should go in first. Fabric softener can go in the center reservoir. Dryer runs very hot so things don’t need to be dried on the highest setting. PLEASE clean out lint trap after use. There is a small teal tin for dryer waste on top.

    IRON + MORE: Since weddings are popular in the Catskills we do have a iron, steamer, lint removers etc for your use on the shelves adjacent to the W+D.

    PERSONAL ITEMS: We do store personal items and additional housewares in the basement. Please be respectful.
